The purpose of this job description is to establish and define the authority, accountability, reporting relationships, responsibilities, duties, and measures of performance of the Project Superintendent of BRAZOS CONTRACTORS DEVELOPMENT, INC.
- BASIC FUNCTION
Supervises, reviews construction site activity, construction contract costs and expenses, construction job scopes of work, purchasing materials, subcontracting resources, scheduling and assignment of company resources, change order management, work in process reporting.
- REPORTING RELATIONSHIPS
The Project Superintendent reports to, and is accountable to, the General Construction Manager.
Positions reporting to the Project Superintendent:
a) Assigned and scheduled interim project teams of trade laborers or subcontractors.
- JOB REQUIREMENTS
To perform this job successfully, an individual must be able to complete all areas outlined for this position in a satisfactory manner. The requirements listed below are representative of the knowledge, skills, and/or abilities necessary to meet the minimum job requirements of this position.
Required high school diploma or GED equivalent. On the approval of the President, demonstrated work experience will be considered in lieu of high school diploma. Must be fluent in the English language (read/write). Licensing Required valid driver’s license Experience Preferred 5-10 years of general construction experience in an equivalent general contracting company.
Required 1-5 years experience in a supervisory or management capacity.
Skills Required Preferred competency with various contruction trades, competency in interpreting engineering/construction drawings or blueprints, competency in the safe use of various power and hand tools. Must possess mechanical and mathematical aptitude.
Preferred proficiency in MicroSoft EXCEL and WORD usage, electronic mail and smart phone or electronic tablet facilities and applications.
Preferred experience and certification in the use of forklifts, cranes, lifting devices, scissor jacks, hoists
Physical Required full use of all body motions including abilities to work in enclosed spaces, work at various heights and depths, varying temperatures both indoors and outdoors. Must be able to lift 80lbs. Working Conditions
Required ability to work either indoors or outdoors in non-climate controlled conditions, high noise levels, dusty and dirty work environments.
Required ability to travel to Customer locations in all types of weather conditions.
Preferred amenability to work all shifts, weekends and holidays. Must be able to work alone or as a valued member of a team.
- DUTIES AND RESPONSIBILITIES
Specific Superintendent Responsibilities
a) Supervise and be accountable for assigned teams of trade laborers, subcontractors and installers to oversee and supervise contruction project activities
b) Maintains an accurate accounting of company tools, team’s labor hours, materials consumed and this information is reported back to management weekly..
c) Ensures that any customer or construction design change order requests are properly executed and communicated to the appropriate management levels.
d) Contributing management resource of quantifiable facts on the assigned team member activities and performance.
e) Maintains project work-in-process schedules, organizes and secures material deliveries on site
f) Schedules job site inspections.
g) Prepares daily job log reports with pictures and communicates these to the Projecct Manager
h) Responsible for the safety of all assigned team members and for ensuring a safe work environment while on the customer’s site.
i) Called upon by management from time to time to assess the skill level and aptitude of job candidates and new hires.
j) Strives to build cohesive teams, frequently recognizes employee’s efforts, functions as a mentor to subordinates and maintains a high level of morale.
k) Supervises the activities of subcontractors or other trades assigned to the job or project.
l) Maximizes time and ensures the timely delivery of material, parts, tools and equipment for the job or project.
m) Ensures that all completed jobs or projects are personally inspected, completed as per specifications, documented and can meet or exceed quality standards. Strives for zero punch.
n) At the end of the workday, supervise the work area and ensure it is free of debris, tools are put away, swept and cleaned, all machines and tools are cleaned and turned off and the work area is generally left in a state that does not create a safety hazard to other employees.
o) Communicates freely, both verbally and in writing with peers, management and customers.
p) While at the Customer’s place of business; supervises and ensures that Company employees act and behave in such a manner that does not jeopardize the Company’s credibility or business relationship with the Customer, does not cause and create unsafe working conditions, adheres to the Customer’s safety requirements, and is not in direct violation of the Company’s policies and procedures
q) While operating a Company vehicle, supervises and ensures that Company employees act and behave in accordance with the rules of the road, not under the influence of alcohol or impairing drugs or medications and in complete accordance with the Company’s stated policies and procedures
r) Perform any other task or assignment as may be assigned from time to time by the Project Manager.
